Rough-In to Final Inspection

Four stages, one electrical scope. We coordinate with the GC's master schedule and adjust as the build evolves.

Stage 01

Pre-Construction

Plan review, load calc, service sizing, permit pulled. We flag conflicts with framing, plumbing, or HVAC before they happen.

Stage 02

Rough-In

Service entrance, panel, branch wiring run through stud bays. Boxes mounted, wire pulled and labeled. Rough inspection scheduled.

Stage 03

Trim-Out

After drywall and paint: devices set, fixtures hung, panel terminations made, every circuit tested and labeled.

Stage 04

Final & Sign-Off

Final inspection walkthrough, punch list closed, documentation handed off. CO ready when the GC needs it.

Why GCs Work With Us

Trade Partner, Not Just a Sub.

GCs and developers come back to IB Electric because we don't make the build harder. We hit our dates, we don't pad change orders, and we handle the inspection coordination ourselves.

Schedule Reliability

Our crews show up when we say. If a delay is upstream, we let you know and adjust. Your master schedule doesn't get held up by electrical.

First-Pass Inspections

Inspections pass on the first walk. We don't generate callbacks or hold up your CO timeline. Permits and paperwork handled fully on our side.

Honest Change Orders

Scope changes happen. We price them honestly, not as profit centers. The original bid reflects the actual work, and changes reflect the actual change.

Coordinated Trade Work

We flag conflicts with framing, plumbing, and HVAC before they become problems. RFIs answered same-day. Real communication, not silence.

New Construction Questions

Do you bid full electrical scopes for new builds?

Yes. We bid full electrical scope from service entrance through final trim: load calc, panel and service sizing, branch wiring, rough-in, devices, fixtures, low-voltage rough, smoke and CO detection, and permit/inspection coordination. We don't do partial scopes that leave gaps for the GC to fill.

What size projects do you take on?

Single custom homes, spec build runs of 5 to 50 units, small multi-family up to ~30 units, and light commercial projects up to mid-rise mixed-use. For projects beyond that scope, we'd discuss capacity at the bid stage.

How does your bid process work?

Send us the plan set (PDF or BIM) and any specs. We return a fixed-price bid within 5 to 10 business days for residential, longer for complex commercial. Bid includes a clear scope breakdown, materials assumptions, schedule estimate, and exclusions list.

What are your payment terms?

Standard construction payment schedule: deposit at contract, progress draws at rough-in completion, trim-out completion, and final retention release at inspection sign-off. We submit AIA-style applications for pay or your project's preferred format. Net-30 standard, faster on request.

Do you carry your own insurance?

Yes. Commercial auto coverage and full liability insurance. Certificates of insurance with additional-insured endorsements available for any project. See our licenses & insurance page for full coverage details.

Can you handle low-voltage and rough alongside line voltage?

Yes. We rough in structured wiring, Cat6 data, security, AV, and smart home systems alongside line-voltage work. Single trade for both reduces coordination overhead and prevents the kind of finger-pointing that happens when two subs are running through the same stud bays.

Are you open to repeat-builder relationships?

Yes. Repeat work is most of what we do. Production builders, regional GCs, and developers running multiple projects per year get standardized plan packages, predictable pricing, and dedicated crews. Contact us about a longer-term partnership at the bid stage.
